This private residence, located on the prestigious Phoenix Gold Golf and Country Club is in excess of 2,500 sq.m living space, allotted on a total of 3 Rai of land.

CSP Design and Architecture received the initial design concept from the client, and took on the task of turning this home into a modern, state of the art design. From the ground up, no compromise was given and the client always opted for the most secure and best long-term solutions.

Starting with the piling, homes in this region utilizes 6m piling, however on this build we opted for 12m deep piles. The entire structure of the home and external buildings is done as one continued structure, thus eliminating any differential settlement.

The ground floor was raised one meter above the sub-terrain, allowing for crawl space for ease of future access, maintenance, termite protection as well as to eliminate moisture build up within the concrete structure.

All floors are built by post tension construction, moving away for the traditional cast-in-situ with beams and pre-cast floors. This allows for a stronger structure, of which CSP gives a 10-year structural warranty, compared to the standard 5-year structural warranty for more traditional methods. Additionally, by utilizing Post Tension construction, the client has greater flexibility for loads, as well as an increased ceiling height due to the fact that there are no beams which will impact the Ceiling heights.

The 1st floor has a finished ceiling height of 4.30m, and the 2nd floor 3.70m with the overall building standing 11.70m in height.

The roof slab is also of post tension construction, and will be covered with a 95kW Solar System in addition to a 200kWh commercial grade battery storage system.

Due to the size of the building, great care was undertaken to not cause any damage to neighboring homes by utilizing deep trenches along the property line and placing seismic monitors on neighbor’s land to minimize and measure vibrations, and maintain safe practice.

Multipipe piles underwent Dynamic Load Testing to ensure we exceed the required pile loads for a home of this magnitude, along with each pile being seismic tested for internal fractures or failures after piling work had been completed.

Both concrete and steel reinforcements are sent of regular laboratory testing to ensure the overall quality and compliance.
