Creating a Bill of Quantity (BOQ – estimate cost of construction) for your new build, renovation and/or extension is quite an art and follows many processes to ensure the estimate is as close to accurate as possible.
Changes in the cost can always be expected depending on the fittings, tiling, sanitary ware, finishing, etc. that you choose. These can range from low cost (we do not recommend as not always the best quality but used by many other construction companies), medium cost (not the premium products but a very good quality that is affordable) and high cost (premium products of each brand and imported products).
Scope of work:
The concept designs are discussed with you, making sure it is the look and feel you want with the layout. This includes getting some idea of the cost range you are going for.
If the concept design is ready and what you have dreamed of the architecture and engineering is done based on the concept design (not included in the BOQ but will be calculated based on the square meterage of your dream home). This includes all the structural designs, construction designs, architectural calculations, roof structure load calculations, engineering designs and calculations, etc.
Depending where the build is, we recommend doing a soil sample to ensure that the build will stay strong even with movement in the earth over the years (not included in the BOQ as it happens case by case).
Once we know what the soil under the house is like and how deep we have to insert the piling, we start preparing the site and doing the groundwork (piling, cleaning, etc).
If you would like a Deepwater well by your home, and the possibility is there, we can get the Deepwater well drilled and appropriate preparation done for the pump system and location.
We finally start the construction work on your home (more details in the pdf).
We do not include finishing’s such as the built-in furniture, kitchen and kitchen appliances, loose furniture, curtains and blinds as these can cost from a few 100,000 Thb to millions Thb.
Our cost of construction includes a Builder’s Risk Insurance, and the value will cover the full value of the property.
As part of doing your construction we provide you with 2 different Warranties on the building or parts of the buildings that we constructed/renovated when finished:
The first will be a “Fit and Finish Warranty”, whereby all work performed at your newly constructed home will cover all labor and material defects for a period of one (1) year, starting from the date of completion.
The second will be a “Structural Warranty”, whereby all structural work will be covered by a five (5) year warranty.
The structure is classified as any Internal or External load-bearing component that is essential to the stability of the building or any part of it, including Foundations, Floors, Walls, Roof, Columns & Beams.
